I don't have any solid advice but reading books has done a lot for me as far as narrowing down the key factors of an emerging, stagnant, or stable market.

You can run a search using zip codes or draw a polygon on a map and narrow your search based on # of units.

@Tammy Richards is definitely right that if you give us some more info on your rental strategy we can help narrow it down!

And perhaps instead of a free-for-all I could narrow my focus - like accepting folks with certain kinds of criminal records but not others (like no sex offenders). 

These can be stretch out and narrow for various reasons.
