More annoyingly, I find that they almost always exactly match Zillow's "Zestimates" for the houses as of the day of the appraisal, and that those numbers have declined in the weeks leading up to the appraisal.Now, it's tempting to just shake my fist at lazy appraisers copy-pasting Zestimates, but I've had different appraisers in different properties.

We gave copies to all our clients one year as a gift - on top of title insurance, deed, personal guaranty, etc. make sure to also get a hazard insurance policy for 125% of the loan amount too.

If everything is good except the credit score (maybe get a copy of DL and do a criminal / civil judgment check on him and the co-signer also, since those don't show up on credit reports anymore), you might just go off employment, followed-up job and landlord references, co-signer, and very landlord-favorable lease and payment terms.

I prefer email questions because I can put off answering until I have time rather than having my work interrupted with a phone call.For example, if a client asks "how does a 1031 exchange work", I can actually just copy/paste some information I have on hand about that and send it over and I don't bill for that kind of questions.
