If you look at bigger pockets events page or meetup.com you can find meets ups in your neighborhood.

The best way we've found good contractors is going to networking events and getting to know local investors in your area.

I think you have a good understanding of the options for this event.To prevent a similar event going forward, during the DD phase or as a contingency of closing, have each tenant sign off on the estoppel.
