Landlord Questions in Cincinnati, OH

Jordan Seto
Posted

I am interested in house hacking in Cincinnati, OH but have never been a landlord before. Anyone familiar with the rules? I am a bit confused on the following questions:

1. If I live in a house, are there any rules against renting out the extra bedrooms? After listening to the Bigger Pockets Money podcast, I learned this is a problem in Denver and just wanted to make sure I wasn't missing something about Cincinnati.

2. What does this code mean?

Does this mean that 5 unrelated people can live in the same house? For instance, could I stay in one bedroom, and then rent out 4 extra rooms to other people (in the case that I buy a 5 bedroom house) as long as there is 150+100+100+100+100=550 square feet of floor space in all habitable rooms?
3. What business license do I need to be a landlord? I looked at this website (https://www.cincinnati-oh.gov/finance/licenses-lost-check-affidavit/business-license-applications/), but landlord was not one of the options.

4. Any idea what this means? "At least 50% of the required height of such room shall be above grade at walls which have required windows."

Thank you!
