After that I'd just go with either annual or monthly depending on if you know you'll need to use it for an entire year, because it does offer a discount by going annual.

In house is cheaper but takes a lot of time to put together so depending on what value you put on your time- may be worth having a third party do it.

Depending on your experience level with construction, I would highly recommend researching local contractors and either pay one for consulting with you, or use that contractor to do the rehab.
