The law usually states that if they don't have the security deposit statement mailed out by the end of the timeframe, they waive their right to make ANY deductions and must return the whole deposit.

Very creative with adding a 1 in there and with a text mail account, they will never answer the phone, which is another reason to be cautious with someone who can only communicate through email.
