For me that is the beginning of the end and I am already looking ahead planning to give them a new mailing address at a property I do not own.

You really need to drill down on the values and inventory levels so you know e=where the demand island what the right price is to pay. 

I like the e signature on the leases they have but is there anything else that also allows Tennant's to pay with credit cards or just online?

The law usually states that if they don't have the security deposit statement mailed out by the end of the timeframe, they waive their right to make ANY deductions and must return the whole deposit.

Very creative with adding a 1 in there and with a text mail account, they will never answer the phone, which is another reason to be cautious with someone who can only communicate through email.  

My goal here is to fix up th e condo and raise the rent to market rates in this area of $750.00/ month.
