For years Real Estate has intrigued me but was too afraid to take action and always used the excuse of waiting for the 'perfect' opportunity and of course it never comes.

I set up some key word alerts and I was wondering if they're case sensitive?

If tenant violates this paragraph or any agreement to keep a pet on the property, landlord may take all or any of the following action".....etc....Having a puppy or even an older dog is a huge risk to the home.

Now at 28 years old I am finally ready to put it in action, which I should have done a long time ago. 

Talking with a lender should at the very least provide you with a better idea of how much more you will need to save, and hopefully some other actions to start taking to get better prepared for financing.
