BP community, I've been browsing the resources on the website for a few months but haven't signed up on the forums until now and thought I'd introduce myself. First off, hats off to Brandon and Josh for creating this amazing resource. I've always been interested in real estate but never committed to learning and setting my goals until this year. I'm currently located in the Boston area, and am looking into properties that are in towns an hour or two away as my target geography. My short term goal in the next year or so is to acquire a multifamily property in a region with low vacancy. The property would have to be immediately cash flow positive post rehab. Not really concerned about IRR for my first deal but 15%+ would be nice. Look forward to connecting and learning from all at BP. Victor

Hi @Victor Eng ..welcome to the site. It looks like you are clear at what you are looking to achieve in real estate and that's a great thing. Boston is a hot market right now and is hard to find a deal where the numbers make sense, however i would suggest you check out places like worcester, lowell or haverhill. All 3 are within 1 hour of Boston. Best thing you can do is to participate at one of the many REI events in the area. I would particularly recommend the Black Diamond event in Waltham who is hosted by BP member @Ann Bellamy, the quarterly meeting organized by @Justin Silverio (he got one scheduled for tomorrow so i recommend you reach out to him) or the NEREIA in Chelmsford. You will be amazed at the quality of people you will find there and the information that will be shared. Hope to see you around.
