That is, what we want to know is whether they will pay rent (and be respectful tenants) not so much whether they will pay off a car loan or credit card every month (though that is always preferable)...The credit profiles are data driven and can be predictive of rent paying, but remember while it is great if people pay their consumer, student, and other debt, we want to know if they will pay the rent (so probe rental history closer).

I would make sure I didn't max out any credit cards as a dumb college kid, and all that money that went into clubs and nonsense would go to into buying my first property at age 19 instead of age 23...

I have a separate bank account and credit card for the rental LLC and flips that I do and I opened a separate mint account that links to just those accounts.

Some banks offer Personal Line of Credits, the rates aren't great but better than Credit Cards for the most part and are ideal for renovations and if you don't use the Line Of Credit you pay no interest.

If you have to charge late fee to avoid not being able to enforce this in the future, you can charge the late fee and give the tenant a gift card to the local grocery store or something like that.
