They managed, accepted rent payments, made income from repairs/fees, and provided the owner monthly disbursements from January - September of 2023.We signed a new contract with the owner and were given tenant information/leases from the old company, as well as the security deposits.

I also got a great interest rate with a traditional loan before the rates went up.I have always wanted to invest in real estate, knowing that it is a proven way to achieve financial freedom.I have now made up my mind, that now is the time, and I am going to do it.I am open to opportunities anywhere that makes sense.I am currently looking at Multi family buildings locally, but I am also looking at deals out of state as well.I recently watched a youtube video, that got me thinking, I have been focusing on 2 unit and 3 Unit buildings that are in my price range.But the young guys in the video were doing deals on large unit apartment buildings, 20 plus units with the help of investors,I am interested in learning how to put together deals on big apartment buildings.I just started looking around the forums this weekend, and there is a lot of information, and it looks like a lot of experienced and knowledgable people here.I look forward to meeting and learning from you.Thanks in Advance,David

To get $10000 per month in cash flow, I’ll make some assumptionsMultiply $10k by 1.25 DSCR to get your monthly net income= $12,500Multiply times 12 to get annual net cash flow = $150k NOIFor information’s sake, assume 50% expense ratio, so multiply $150k x 2 to get an EGI of $300kAssume a Class B in those Texas metros, assume a 5.5% cap, so divide you NOI/Cap Rate to get a value of $2.7MAssume $100k per unit, so you’re looking at around a 27-30 unit property.
