Hey @Ricky Brown great to hear that you are really diving in head first.  

The CAM certificate isn't that hard to get.. and don't limit your self to ON site positions,, these can be really tricky,,,, If we had to fire a manager that lived on site they had 2 weeks to move, this was in employee handbook and some didn't get the head ups up until the day they were given notice..... some places will offer a reduced rent to live on site but honestly once you've worked all day it's nice to go somewhere else where nobody will knock on your door at 2am or push the buzzer because they lost their keys, a plus is a sister property that's owned by same company you get reduced rent as employee but don't live on site where you work..

The US education bubble is coming to a head eventually.

I know everyone immediately thinks of the stereotypical mobile home they see in their head, but i've seen a lot of good come out of them.

After reading some books, listening to a dozen podcasts (and counting), and talking with the BP community I have finally brought myself to take the next step in my education--attending a REIA.

greetings everyone, i'm new here and needing some advice. so im thinking about buying another house. the plan i have in my head is to buy a fixer upper with cash (to try to get lowest possible purchase price) and to get a heloc from it to use on repairs. the plan is to move into it once renovated and rent out my current home. as far as repairs im only interested in fixing up big ticket things.. stuff like fixtures, paint, drywall and tile work i can do on my own and figured i can do on my own time to finish the house since i'll be living in it. and if things go according to plan..i'll rent/sell that  house and do it again once its complete ..has anybody done something similar to this?

Anything off the top of your head you could share?

I feel your head ache already.  

In my head, for a first flip anyways, it would be preferable to have them for peace of mind.
