The biggest considerations when I added 6 bathrooms in there:-Check if the electrical is up to snuff and will distribute to current code across many residential units, as opposed to when it was used as a factory under limited circumstances.

The building is in extreme disrepair and needs extensive work, foundation, full remodels on both units, new plumbing, electrical, roof, and sewer lateral.

Of course the rehab estimate may have been a little high but we're talking 4900 sf of paint and floors, 4 kitchens, 4 baths, a built up roof, upgraded electrical, plumbing, furnace and a 117 year old building.

This house has two gas meters and three electric meters.

All the bugs should be worked out of it for you within 3 years if you find any bugs in it at all. 

Talking about concrete in the pipe lines, ripped out electrical, holes in the roofs, destroyed foundation, destroyed walls, flooding the house with water, ripping out and selling all the cabinets, and selling the appliances.

@Levi T. thank you and sorry about jumping on your thread I have been bit by the real estate bug and I am beyond excited to make my first investment I am sure you can understand the excitement.

We waited until the next morning when it was cool and they were less irritable, then covered the shed with a large tarp and set of a case of bug bombs.

Replaced old carpeting with LVP flooring, installed custom-built closet and pantry cabinetry, updated all electrical switches and fixtures to Decora trim, added recessed lights and switches throughout Kitchen and Living rooms, updated the landscaping for curb appeal, repainted throughout property.

BUT I also have the real estate bug and within the next couple of months am hoping to possibly flip properties for the next year until I have enough capital saved up to purchase and hold investments for rental properties wherever i end up moving (my final goal).
