So trying to time your own purchase of a residence perfectly within the span of a couple of decades understandably isn't a luxury that most people have.I'm not trying to discourage you at all from buying something in this area.

Hello BiggerPockets community,I currently have my first investment deal under contract (a house hacking triplex), and due to a couple of factors we had to pivot from a basic FHA loan into a 203k loan in order to complete some repairs before we can get in.

Does anyone attend the St. 

The agent said that it's owned by an older couple who are tired of being landlords. 

Prices seem decent, I've calculated a couple deals and it seems promising.

So if they don't exercise the option then I may need to put in a couple thousand dollars to do some repairs and such and it may stay vacant for a month or two, but then when I  put in another person that wants to purchase the house I collect another option fee of $3900 upwards of $10,000 depending on the property.
