Recently just started to get into wholesaling and I'm confident on how to find properties, cold calling, ARV's, MAO's, etc.

However, if you are looking for off market properties, here are a few strategies I suggest:1) Driving for dollars, then contacting the owner2) Implementing a solid SEO strategy where deals come to you3) Direct Mail4) Networking with attorneys/CPAs5) Wholesalers 6) Paying bird dogs a finders fee7) Cold callingThis list only scratches the surface.

Things like driving for dollars, cold calling and door knocking are all low cost methods of finding and contacting potential leads.

Hi Brian,I grew up in Springfield, it's certainly a hot and cold market. 

BRRRR.. maybe you can take advantage of the cold weather and suffering of local landlords dealing with high vacancy to swipe up some deals.. paradoxically the market is still red hot (maybe not so paradoxically given low supply, high demand, low interest rates, etc, etc). 

Curious of those people that are cold calling, is there a way to filter out the ones on the DNC list or how are you going about this?

I would recommend practicing cold calling.

Where I am winter is dead, 9/1 is by far the best, 6/1 is good, and other non cold months are alright.   

Maybe, but lawyers are expensive, and unless there's a decent promise of a quick, easy payout the lawyer will want a retainer fee of a couple thousand in case there is no payout and/or the Seller gets cold feet and backs down.
