How to find distress property or distress owner for BRRR strategy

Hi All , 

I am planning to do BRRR strategy in out of state emerging markets . I am looking for strategy or team who can find me the under market value distress property or distress owner so that i can buy the properties on cash and do rehab ASAP. I would appreciate if you can share your strategy how to find distress property and share pros and cons
