Travel RN turned REI from CO/OH

Hi everyone,

My name is Evan and I'm a 28 year old travel nurse currently working in the Denver area. I'm originally from Ohio. I have been focused on building passive income from a high savings rate as well as some inheritance I received back in 2015. Initially I was 100% invested in blue chip dividend stocks but have discovered the power of RE over the past 9 months. I have liquidated most of my stocks and will be getting my start in RE this year. Right now my I'm mostly interested in multi-family properties and once I "settle" somewhere for a year I plan to use a FHA loan and house hack a small multi-family unit. As a travel nurse I can potentially be moving to a new area as often as every 13 weeks or so. That being said, I'm not limiting myself to my local RE markets. I'm interested in the best cash flowing markets and plan to be mostly hands-off through the use of systems and a property management company. I may get more hands-on once I'm done doing the travel nurse gig. I anticipate moving back to the Columbus, OH area for good in the next 12-18 months. Once there, I plan to get more involved in that market.

My goal is to reach FI/work optional by 2031 with REI by netting $60k/year in rental income.

I'm excited to be here to learn, connect and grow with the BP community. I have been a long time listener of the podcast and have lurked on here for awhile. Nice to meet you all!

 Columbus, Ohio is a great market to land in! I would recommend practicing cold calling. I try to find as many off-market deals as I can. I started by pulling lists off of the Franklin County auditor's website and skip tracing them. You can sort by property code too!
