Simply getting rid of that payment would be nice and a huge breath of fresh air.Buying two properties for cash would bring in enough cash flow to cover my primary mortgage payment.Buying 5 properties via financing is obviously the most "long term" wealth building option, but also comes with more risk.I understand most of the pros and cons of each option but I would love some more opinions of these options.Thanks in advance!

Wear a respirator with VOC cartridges topped with P95 filters.

It doesn't seem like you have a super low margin play where you need high velocity or have investors breathing down your neck and the few basis point will help retnetion. 

@Scott Simmons Not sure on easiest way but you could start with Zillow and zone in on your desired areas one by one (and filter by property characteristics) and look at sold houses.

Two cleaners, plus my wife and I and help from our 3 kids worked each day around the workers to clean, replace furnace filter, replace bulbs and batteries, mop and wipe all surfaces, throw out trash, move furniture, re-hang pictures etc.Don't think I want to do that again soon.

The key is filtering out the wholesalers that only rely on the basics from one single YouTube video of some BS guru selling a +10k educational package and don’t continue their craft or act with ethics.

Also go through the house and change toilet flapper valves if needed, air filters, batteries in remotes and smoke detectors, anything that might need attention in the next year.
