If you paid top dollar you paid too much for a D property regardless of the quality of work.As already suggested since the job is done and it will not impact the rent I would leave it till it needs to be done again, which will likely be never.

I suggested the price to him, set my fee, and he brought the buyer.

I am currently considering the idea of getting certified as an appraiser, but would love to hear your suggestions.

@Alex Deacon, good suggestion, I'm actually thinking of counter offering that they take over lawn care which I currently pay.
