Newbie landlord needs advice

I’m looking for advice from more experienced investors. I own a rental property free and clear and I’m looking for my next one. My issue is that I do not have tax returns to get another loan for my next property, but I have the money for my next property. What would you suggest for me to get my next property? Cash out refinance? I have enough money for the down payment but I need help carrying the loan.
