I read a couple of really good thread on this topic but can't find them now...Sorry starting a new thread here just so we can continue the discussion..In the last 2-3 months of looking at MF, I noticed that MF listings ROUTINELY overstate the rent by 20% in addition to showing no vacancy/eviction/turn over etc....

Good afternoon, I would like to see if anyone has some great advice on daily routines, habits, organizational structure, etc.

I toured the house and it was shockingly clean.

The military renters are going to cost you less in fees (advertising, management, cleaning, etc.)Another strategy is just to rent out the rooms on long term leases (6 months+).

But before I started the rehab, I threw it out on Facebook and Zillow, and while I was just getting it cleaned up I got an offer and sold it for a quick profit! 

Economies there selling to existing tenant, no painting, no clean up, no junk removal, and no real estate commission.11.
