I’ve researched the no money down game a lot but I wanted some expert opinions on what I should have them do.

I am doing some research on management in the area and I see some promise from a group called Grays Harbor Property Management.

After researching the property it turns out it's currently owned by an investment LLC.

@Julio Fernandez you should meet with a local mortgage broker that will get you pre-aproved for an FHA loan, and then do some market research on a property you can buy that will have a higher rental income then your mortgage payment so the house pays itself off.

Also if you are doing flipping, in which case I suggest you look into Series-LLC and you operate each flip in its own child-series (if not clear why, ask for more details).I spent numerous hours researching from multiple sources the whole LLC question and asset protection matter and all the rabbit holes it opens.

Now again this is my strategy and works.The biggest topic is do your market research and understand what your competitors are doing and understand the market.

I’ve been doing my homework and talking to investors and real estate agents and doing all of the research I possibly can to learn everything I can to become successful.

Would you be familiar about depreciation repayment as the fire was since December and i have researched that sometimes/more likely the new owner can claim depreciation payout because the prosperity have been sitting empty since december 2017 (since fire occur)  and under more damage from weather, etc.

I haven’t used them myself yet so I can’t recommend them personally, but they were recommended to me and I’m in a similar situation to you so I’m researching all my options.
