There are lots of folks doing different things in the ESREI Group (i.e. traditional rentals, student rentals, house-hacking, short term rentals, BRRRRs, etc.). 

Basic advice for the forums would be, (1) research answers before asking questions because a lot of the basic stuff is asked daily and the folks who are here daily offering help stop answering the same questions. (2) Make questions as short and to the point as possible, as a lot of people do gravitate toward precision.Otherwise, investing advice is this: The best time to buy an investment property was seven years ago.

Did folks lose out who bought in 2006? 

As for the other folks who are now in prison - just do a lease addendum where you remove them from the lease.

Not to say pigeon hole yourself but sometimes folks starting out can try and be everywhere at once.

Obviously the needs of short term snd long term will be slightly different but nowadays there's a lot more overlap than in the past.

A 200sf house is cool and groovy with younger folks, but not us older farts.

I only ask because I have had numerous (dozens and dozens) of folks contact me about property(ies) that they think would be a great deal but really needs to be bulldozed or what they thought might be simple cosmetics turns into a MUCH larger project.  

I've met with some folks who want to manage it (take care of everything).
