Building a solid team seems to be a big theme of thriving and surviving in this space.

In terms of risk of development loans - a lot of developments don't survive and usually the loan amounts are fairly large.

Not sure how those guys survive in this market but I'm no turn-key expert. 

He submitted a simple LOI and agreed to use a standard NWMLS Form as the PSA if we survive the 25 day feasibility period.  

We started with  our first duplex gut job for $15K, 5 -years ago  (now appraised for $125K) , no one wanted to touch it.. but honestly,  once you survive a horrible scenario, everything else seems kind of easy-- you know the saying "when it rains, it pours"---- I have  updated version for landlords specifically...

I managed to survive but had to put systems in place.

I do have a large double door, bottom drawer LG Fridge & an LG DW at our Lakehouse & they have survived 8 winters & it gets to 20 below so I'm impressed.

If the wife became the sole owner as surviving joint tenant by operation of law, her signing the deed in the capacity of Executor may have made that transfer defective.
