Most businesses, property management or not, fail due to the lack of sales, not due to the lack of systems and phone etiquette.

I have recently been made aware that I get straight to business without really concerning myself for the sellers side of the story and when you have the sellers problems, goals, etc.

I’m curious to hear from private real estate investors who’ve faced unexpected insurance claims and were protected by an umbrella insurance policy.We often see discussions whether investors should use an LLC or an umbrella insurance policy.

I am currently a junior business marketing major with a concentration in professional sales at Samford University.

I inherited a partnership in a 22 unit commercial building with 8 restaurants, a grocery store, a couple of personal care services, and various other businesses.

Just so you know, I'm partnered in 2 private equity funds that have a similar business model to AHP.

Not everyone will be successful in this business especially during times when people are essentially jumping on the bandwagon. 

They take good care of the properties, but there's not enough attention given to pricing strategy and they spend money like nobody's business (not a problem when they were spending their own money on the master lease model, but a BIG problem when they were suddenly spending OUR money as the PM).

They have been managing fine, although not too busy, I guess because of the market.
