I just left the mop and the two heads I had at the house when they moved in.)When my tenants moved in, I also put a few things in the house: in the kitchen, a bottle of hand dish soap, a kitchen scrubber sponge, a bottle of rinse aid for the dishwasher, and a roll of paper towels, and in the bathroom, a 4-pack of decent quality toilet paper (still in the plastic) and a bar of soap (still in the box).

I have torn out carpeting where a guy died .. laid it all out in my driveway dumped dish soap on it and used my high powered pressure washer to clean it good ..then I rolled it up and threw it back in the unit tacked it down and rented the place out a week later .

I would definitely charge for dog damage on the front door and repairing where the satellite dish was located on the roof (this should be in your lease, no satellite dishes on the roof).

They could still heat water on the stove to wash dishes or even take a bath which means they didn't actually lose anything except a little time.If I know a tenant will be without hot water for a day or two, I offer to purchase them a guest pass to our rec center where they can work out, swim, and shower to their heart's content.

So do I, this is the house we live in 7 months of the year https://www.airbnb.com/rooms/20171285 It was built to be a winery, is 8000 SF when we are finished and its on 15 acres, with vineyards on 3 sides, the "basement" is not yet finished, has 12 foot ceilings and was going to be the production room and is going to be my office, it is 2200 sf...the basement...with those same views....the other 5 months we live at the coast in a cottage 3 blocks from the beach....and we MAKE money each year...we rent the home out during high season, have a 2nd set of basically everything (furniture, linens, dishes etc) we store in the garage..hire movers to swap everything out.
