I won't take a moral or legal position on it, but personally I am extremely uncomfortable if there is more than one wholesaler involved in a deal (double- or triple-wholesaling).I feel that wholesaling is a delicate enough dance as it is, that having so many extra parties involved is just begging for one of them to screw it up.It also has a feeling of "find the bigger fool", and as the end/real cash buyer I am not willing to be the biggest fool in a chain of fools.And as you pointed out / implied, many of those "wholesalers" are very new, indeed.

Tell them that if they still wish to have the place painted you will hire a licenced contractor to do the work, to your specifications (neutral colours), and that it will be at the tenants expense. 

System is very delicate and after one year of overuse by tenants (12 people staying when 3 are on the lease), thousands of dollars into it for repair, a year of pain, I am not up for taking any chances.

Get a plan, buckle down, work an extra job, and you'll look back on this in < 10 years no worse for the wear, a little more grizzly but a lot wiser and ready to crush some RE.ETA: I re-read upstream and see that you're already working on the weekends, My hat is off to you for the hard work, and from one internet stranger to another, I genuinely hope you are able to snag some raises in the near future with that work ethic.Back to the more delicate matter I raised earlier - is your wife working...?

It's a delicate balance of getting the best deal I can and not being perceived as taking advantage of an elderly person.
