Hi,

My tenant has not been paying rent since last two months. She was hospitalized two times in last two months and is back home now. Any advise and direction on this highly appreciated.

It is unfortunate that your tenant was hospitalized but even more unfortunate that you have not received rent from her.

Have you discussed how she plans to pay you the two months rent she owes?  Does she have family who can help her out in this regard?

If she cannot do this it is way past time for you to consider beginning the process of eviction with this tenant.
