It is a flat-topped mesa on the north side of town that used to be farmland with a few view mansions on the edges, and has been recently converted to high-priced SFRs, and is a popular place to buy vacant land and get a cookie cutter SFR built to live in.

Armed with 25k down payment and 38k in old 401k, I want to start making income generating investments, but I do not like sacrificing for cookie cutter rentals.

In general captive agents like State Farm or Allstate are terrible for investors as they have cookie cutter products and only one product line.

Also it is important to note that there is no cookie cutter approach to quality bids.

I think the generation who grew up in cookie cutter suburbs are craving homes with a bit more style and character.

I have seen this being an issue.Next, a good OA is not a cookie cutter document.
