It can be a little awkward but just have what you want to say prepared when you call.

Most conversions I've seen are very awkward and then hard to resell at the end.

In my experience when showing a FSBO, the entire experience is so awkward and/or difficult, that it turns the buyer away.  

With no online proof of a business, a history of operation- a random cell phone and awkward emails doesn't quite add up....
