@Bethany Baroody I am by no means an expert here but currently my major off market deal finding methods are 2 fold. 1) walking for dollars and direct mail through DealMachine, I live in one of the hottest investment areas in Columbus so I have the luxury of being able to walk in my area and start pulling leads with Deal Machine.2) I'm pulling lists off the county auditor that meet what I'm looking for, and work through that list with hand written notes every morning.

Use the county auditor site to locate the owner, personal or LLC owner, then use internet tools to locate the persons phone number, address and email.

@Paul Stamm While most county auditor sites are a good starting point for zoning, always call the actual local zoning or building department to confirm they actually allow what the county says it allows.
