The college has been growing very fast and there is a shortage of housing for students. i find that i can rent out my duplex fairly easy, mostly to 30ish year olds that are sick of the college town atmosphere.

Not that should stop anyone but it's not exactly the atmosphere to set up a swing set and BBQ pit with seating.

An earlier post mentioned the fine for discharging refrigerant into the atmosphere; although you might not get caught, see link for some examples of enforcement:https://www.epa.gov/ozone-layer-protection/enforce...And intimate knowledge of electronics is not the same as intimate knowledge of the NEC - if you said you had the latter, doing your own wiring and breaker panel work would certainly make more sense.Where I am located, the electric power company will not turn power on for a building that had service disconnected for some long time without first having an independent third party electrical inspector sending paperwork to the electric company stating that the service line and existing meter and panel is safe - so this might be something you would want to become familiar with in case your electric company has a similar requirement.

Albeit it was a little bit of a carnival atmosphere..

The law protects members of the Army, Navy, Air Force, Marine Corps and Coast Guard, including members of the National Guard, as they enter military service (active duty), as well as commissioned officers of the Public Health Service and the National Oceanic and Atmospheric Administration engaged in active service.

It creates the "home like" atmosphere in a much better way than the larger CCRC facilities, and allows us to create more revenue than a 6-10 bed.

My parents spent their Summers and weekends there in their teens-mid to late 1940's.It is a nice small town atmosphere. 

And that learning investing in a tougher atmosphere would develop skills to a higher level?

The collegial atmosphere is very refreshing!
