"money in bricks" is pointless, as stated in many books (Robert Kyo, and Rick Edelman). i think you have more of a leverage if you cash refi all of them and say "I have $xxx to buy my next purchase" as opposed to "I can secure this loan with the 20 paid off properties i own".i'd switch to multi units if i were you.my problem is that i do not have the large downpayment for multi units and have no idea how to find any for sale..
