Contacting Sellers for Cash or Terms Deals

Hi,

I'm looking for motivated sellers that may do a wholesale deal, subject-to or lease option deal. I thought a quick email message to sellers advertising on-line would get sellers that are interested to raise their hands and call me, before I start asking them detailed questions about their house and situation.

I thought a message like the one below would let the seller know that I buy two ways: Cash or Terms.

Any thoughts or ideas on how to do this?
