I’d want to know if I was subbing the work out so it could be addressed and not happen on future projects.On a side note when you said reseal the toilet you mean pulled the toilet and installed a new wax ring and not just caulking the bottom right?

If you work out an arrangement with the tenant where they get a discount on the rent I would suggest the tenant provide the service first and the credit come after the month or season so that you can ensure the work is complete.

You should 1st work on clearing your negative debt, if this is a good deal great, jump on it and wholesale it, flip it, get the funds to clear your debt so you can get to the real work instead of screwing around up on the roof in the lightning betting things will work out a-ok, no not a path to good outcomes.
