renting out a manufactured home

I bought some land in Oregon and was thinking about developing it and getting financing to buy a used manufactured home and remodel it to make it more modern. Then rent it to responsible tenants long term if I can or month to month because its considered to be like a summer home away from the city. I know I wont get any appreciation on this house but the loan will get payed off in a couple of years and it will be mostly a cash flow property. property taxes and HOA is only $330. Has anyone tried this here? how did it work out for you?
