I'm totally exhausted and appreciative of all the comments i've received.  

To exhaust the subject of doorways and doors swinging into that kitchen and to beat it to  death.  

I became exhausted just reading through all the stuff they had to do on a non-performing asset.

I'd rather have good, long term tenants than an extra $25 per month from the tenant.

But I stop at 600, trust me you will be exhausted.

Replacing air ducts sounds expensive, the client unfortunately tried cleaning the ducts, and almost everything else and pretty much exhausted there income.  

I know this is more of a splurge of thoughts on the issue than an answer but I think they are overlooked aspects of a question I hear repeatedly.

I'd hate to invest money in something that a tenant is going to tear up/complain about like crazy before I put it in the unit and make it an "expectation" rather than an "offered amenity".
