This may be the only chance I have to jump into a 5 unit for the next 10 years.I currently have just SFH's and even though I've done a bit of reading on apartments I'm not even close to comfortable with figuring out what a building is worth, so I have that risk.

In the past few months I read the book "Rich Dad, Poor Dad" and it jump started me into seeking financial independence.

@Chris Seveney so I'm reading about notes now.

Over the last year I have tenaciously read everything I could about stocks, which has grown to encompass real estate within the last few months.

Everything I read online discusses only "accidental" damage, but I haven't seen anything that talks about intentional damages caused by the tenant.

Don't just read the lease!

Be sure to read up on your local/city/state landlord tenant laws.

A quick read is a good idea to become conversant, but you will really learn the most by getting on the phone and speaking with a few professionals in the field.
