Combine that with the rusted out gutters leaking water on there and the California sunshine and I bet you dollars for doughnuts that the siding will be pretty rotted in places.

I am also assuming that the utilities they are speaking of is water/sewer.

I just moved here last August and was waiting till the spring to get things started.

Includes, tax, Insurance, Capital expenditures for stuff that needs to be repaired, monthly financing, any utilities that fall to a landlord like water or sewer (confirm any costs in that area) and a vacancy rate.Once you have all these numbers, you can work backward to your offer price based on the return you want to get on your investment.

Currently looking at Silver Spring, Bethesda, Rockville, but open to other areas within a 40 minute commute of Bethesda.

I just get the vibe of a shark in the water.... haha!  

I'd like to find some good numbers for sewage, water, garbage, and homeowner's insurance.
