The property we are in the process we are selling is another state and luckily it's been easy to self manage over the last 8 years.

However, I'm not completely confident in the numbers even at this price.Assuming her 25k net is right and we intend to rent the larger cabin as well, I am thinking we could easily raise that net to 40k, which would be a 10% cap rate. 

There is an amazing amount of articles and forum threads on the subject of property management (interviewing, selecting, transitioning, self managing, etc.) with a lot of controversy or pro and cons on the subject of PM vs Self Manage (like this recent article why-you-dont-want-to-be-a-landlord).
