@Jeremy England I'm not sure about Florida, but in MA you actually have 30 days to close, with a 10-20k (depending on property) deposit due on site if you win.

What you're proposing is a license-required activity in Massachusetts, so without a license, it's illegal.  

I want to find local people, but anytime I post on instagram or something I get tons of reaction from California, Florida, and North Carolina but hardly any Massachusetts based people.
