I'm an investor and Realtor looking to build a better online presence. What hashtags are you using on social media to get local interest? I want to find local people, but anytime I post on instagram or something I get tons of reaction from California, Florida, and North Carolina but hardly any Massachusetts based people. What tags are you using to get noticed by either other realtors/agents or buyers/sellers locally?  I do use tags for the towns I'm looking for as well as using the location feature.  Is Mass just behind in adopting these platforms?  Or am I a complete idiot when it comes to using this stuff?

I just made a new insta for strictly real estate. I started by searching hashtags I thought would work:

#BostonRealEstate #MArealestate #realestate #massachusettsrealestate #flipboston etc. 

Once I entered different hashtags it tells me roughly how many posts have that hashtag. I then go through and look at different posts, if the post is interesting to me I go to that person's profile and follow them. Sometimes I will even send them a message if I find it necessary. I gained 35 followers in about an hour from doing that. 

Now with that said you don't just want to add hundreds of people and become an instagram "troll" because people will eventually unfollow you if you don't bring anything to the table. I followed construction companies, contractors, brokers, agents, and public pages like "only in boston." 

I think the best thing to do is play around with it. This morning I actually added 1 hour into my daily schedule for "social media." It will take time to build your following but the more you post and try to interact with other people in our market, the easier it gets. 

I am 27 so I use my personal page to appeal to my friends/family who are all on here and I know a lot of my friends don't like when I only post about Real Estate because I become a "troll" to them. This is why I just made a separate account Monday. I made a Twitter account today as well. I don't focus a lot on Twitter which is why I forced myself to make a new account and I'm going to be holding myself accountable daily to post something helpful.
