You just have to do your due diligence.Getting a great deal on a great property could offset the higher interest rates.Other tings working against you:Higher property taxesHigher Insurance rates (if you can even get insurance)Local STR rules and fees.Changing STR rules that ban STR's after you purchase one.Etc.

My husband and I make a good income from our W2s, as well as have been part of a few great investment opportunities. 

I’ve been investing and wholesaling here for ~7 years, it’s a great spot in my opinion.

I'm self-managing ~60 units on the south side and for the most part, doing great.

Thats great that you pulled all the info, but what is going to keep sales slow is that current real estate prices are based on 3% interest rates.
