Newbie from Danville, California - looking for thoughts on first investment outside

Hi All!  Newbie here with a goal of a first purchase by EOY 2024.  I'm a married, mom of 3 girls 9 and under.  My husband and I make a good income from our W2s, as well as have been part of a few great investment opportunities.  with my future investments, I would love to have at least a little bit of cash flow, but I'm fully expecting to pay property management to manage remotely, and more focused more on growth potential / equity, and then to use equity to keep expanding.  I'm super happy starting off with single family medium or long term rental strategy, hold for as long as makes sense, and keep purchasing the same type.  Would love to hear where others from the Bay Area are investing?!

I'm based out of San Diego and investing locally. We're developing onto an existing residential property through the addition of an ADU we plan to rent medium term. We plan to look for other opportunities in CA where we can do the same.
