@Bryan PhamAlso, if you are self-employed you may want to explore the solo 401k, or even the LLC IRA if you want to cut down on IRA custodian fees. 

I know from the many posts here on BP that reputable subs are hard to come by, and when you do find those keep them, at all costs!!

If you really are planning a small community, I would first try to determine if there is an outside lender or lenders who might make the loans to your buyers, or if your customer credit quality is too low, look at a couple of legal joint venture relationships you might explore.

I think it's more of trying to force a deal when there is no deal.I think the best way to build a good reputation in your area is to be accurate with your numbers consistently.
