Wholesaler Experiences - from Investors / Sellers

Good afternoon Real Estate Entrepreneur(s) , 

My name is Dakarai, I want to start off my career in the real estate business as a wholesaler, not because I want to scam or mislead people, but because I like to help those in need. (Sounds like a very typical way of starting things off haha), but honestly I want to hear more horrible or bad experiences buyers/seller had come across with recent wholesalers. I understand where the gray areas are, so no need to explain that part of the experience. Through this discussion , I look to hone in on the misleading statements or claims that seem to wreck deals. 

I define a 'bad experience' as NOT closing deals; from being scammed in any form or fashion, to just not managing their time well enough to close the deal.
