My goal in 2024 is to buy my first investment property and grow my portfolio from there.

The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans....but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

Do you think the blockchain technology to record and verify transactions on one mutually accepted ledger will ever be able to be accomplished for USA real estate?  

Don't ever sell, even 30 years from now, unless you have a plan in place to invest the money into something that produces a better return.You are cash poor, so this isn't the time to start moving money.
