The only other option is non-agency aka subprime, there is more flexibility on the LTV and income as you can do a No Ratio or Asset Depletion or Bank Statements deposits or DSC (debt service coverage)

You can also add wifi lights and thermostat, allowing you to control the lights and temperature at a distance.Only allow them to enter the premises in your absence after they email you a photo of their driver's license and if it is more than one person, get photos of all of their driver's licenses.

I use Cozy because it's free for tenant and landlord if you use ACH transfer.Cozy sends you an email when the transfer is in process and when it is "depositing" - usually the day before it hits your account.

Typically before you close on the HELOC the bank will have you sign a statement saying something along the lines of 'your credit status hasn't significantly changed and you have not applied for new credit since the HELOC application was submitted'.
