Listing agent get's the offer and calls her investor buddy and says, "hey, that REO house that you've been looking at, if you want it, you need to get here today and make an offer for 100,100".

After trying my hand in Arizona with flipping and finding no success (aka analysis paralysis) I moved to Orange County, CA to start a sober living with a buddy.

Sometimes the use of another agent pays, let them show it and submit the contract, your agent will fight as to which contract was received and presented first.If that listing agent is doing some buddy deal, contact the seller and tell them you want to make an offer, underhanded types may avoid receiving an offer or delay it to get their deal done.

My buddy has had a hell of time with bad tenants in that area.
