Don’t feel too bad i had similar expectations starting out my realtor pretty much just sets up my MLS searches and If i find something she inquires and makes offer but now because we have a relationship and we have made several sales together she respects my judgement and makes any offer even low balls which I don’t do often but I have to admit I have done so once in a while..

Lawrence Yun, NAR chief economist and senior vice president of research, unveiled the consensus forecast today during NAR's second annual Real Estate Forecast Summit.The group of experts predicted:Gross Domestic Product growth of 3.5% in 2021 and 3.0% in 2022;An annual unemployment rate of 6.2% next year with a decline to 5.0% in 2022;Average annual 30-year fixed mortgage rates of 3.0% and 3.25% for 2021 and 2022, respectively;Annual median home prices to increase by 8.0% in 2021 and by 5.5% in 2022;Housing starts of 1.50 million next year and 1.59 million in 2022;The share of the U.S. workforce working from home to be 18% in 2021 – down from 21% in 2020 – and 12% in 2022; andSmall declines in office and hotel vacancy rates in 2021, with a slight increase in retail vacancies next year.When asked if the Federal Open Market Committee will change the federal funds rate in 2021, 90% of the experts surveyed said they expect no change in the current rate of 0%.

If you are a lowball offeror or if the seller is just in the clouds, you need to wait until they start to see the money falling into the ground by sitting on the market so long.I agree and disagree (respectfully) I agree with what John is saying, but I also disagree with it because you can offer 100k less but maybe your offer is more appealing to seller in other ways, I know all of us have bought properties where we were not the highest offer...

with all due respect but you are either blind to the huge problems in real estate or have no clue about this subject....or both.Real estate is the biggest market in the world by far and arguably the most archaic in their processes.And the only people who pay the price are consumers ...And this is true in both macro and micro.Or did 2008 teach you nothing?

@Tim Matthews - Congrats on getting ready to jump in the Chicago real estate market, there are tons of awesome investors that are all willing to help you out.With respect to getting a hard money loan it depends on how the loan is structured, but typically they are interest-only meaning you only pay on the interest each month, not the principal.
