4 Plex in Columbus Ohio

List price is $460k, I will offer $360k to start. All 4 units are rented for approximately $2960. I used my DealCheck calculator and my cash flow is $172 per unit. Do you guys think this is a good deal?

 The worst they can do is say no! 250-256 Broad Meadows Boulevard has been in and out of contract a couple of times now. You should see if they have an inspection report so you can make an offer without an inspection period. It would also help if you are cash so you can avoid disturbing the tenants with an appraisal.
